Feasibility studies |
PURPOSE: To establish the accommodation capabilities of a building or site.
WHAT WE CAN DO: Work with a full design team to consider how your vision could be delivered, including ground conditions, planning risks and suitable height appraisals. This would include drawings, masterplans, area schedules and feasibility reports, depending on your requirements. BASED ON RIBA PLAN OF WORK STAGES 0 TO 2. |
Detailed planning permission |
PURPOSE: To achieve valuable planning approval, whether you wish to develop a site yourself or sell it forward.
WHAT WE CAN DO: Site plans, site masterplans, floor plans, elevations, CGIs, verified planning views, design and access statements, coordination of the design team for planning submissions. We can also complete a BREEAM pre-assessment as part of our services, if required (Building Research Establishment Environmental Assessment Method). PLUS: We specialise in the conversion of historic buildings for commercial purposes. BASED ON RIBA PLAN OF WORK STAGE 3. |
Technical design |
PURPOSE: Development of planning application drawings suitable for tender purposes and building regulations compliance. A fixed price can be agreed based on design team drawings.
WHAT WE CAN DO: Technical drawings, detailed schedules (i.e. doors, windows, ironmongery), detailed specifications, designer’s risk assessments, BREEAM design acceptance. PLUS: Coordination of the design team in the role of Lead Designer (liaising with the Approved Inspector); and construction support when the contract is out to tender. BASED ON RIBA PLAN OF WORK STAGE 4. |
Construction |
PURPOSE: Working for either the client or contractor, monitoring works on site as the project progresses.
WHAT WE CAN DO: Drawings, specifications, construction schedules, compliance checks in reference to agreed drawings, BREEAM assessments, building regulations and planning permission. PLUS: Snagging based on completed works, lists of defects and advice for resolution. BASED ON RIBA PLAN OF WORK STAGE 5. |

PURPOSE: Ensuring all matters are resolved before the client takes delivery or occupation of the building.

Why choose us?
Our founder Mark Whitfield is a chartered architect with extensive experience in commercial architecture, including more than a decade working in Manchester city centre.
Examples of his past work include grade-II-listed building The Courthouse on Deansgate in Manchester, now home to popular steak restaurant Hawksmoor; and Rutherford House, a £3.2m office building on Westlakes Science Park in Whitehaven, Cumbria.
